Your working day​

What a property manager opens every morning.

  • Attention Inbox: one screen with what needs you now, why, and where to click.
  • Maintenance & repairs: a report arrives by WhatsApp, e-mail or web form, the AI suggests the category and urgency, your team sends it to a contractor in one click, and every job's deadline is watched.
  • Automatic chasers: jobs that stall are chased for you (not accepted, not marked done, no final cost), and the tradie and the tenant are reminded the day before each visit.
  • Tenant experience: tenants report by web form, e-mail or WhatsApp, or call their PM. No app and no portal login.

Contractors, keys and contracts​

  • Contractor management: each job opens from a link, with no contractor login. A ranked picker, insurance warnings and renewals.
  • Keys: every key, remote and card of each property, who has which and until when. A late one comes up on your inbox.
  • Service contracts: lifts, chillers, fire systems, cleaning. You hear before the last day to give notice, with what the firm delivered under the contract.

Properties, buildings and leases​

  • Buildings: towers and compounds floor by floor, with the open jobs and overdue certificates across their units.
  • Operational memory: register the things that break (AC units, chillers, lifts) and see when the same one fails again.
  • Inspection reports: every inspection with its photos. The tenant agrees with or disputes the move-in and move-out record, and a defect becomes a job in one click.
  • Unit turns: a move-out opens a turn with a ready-by date and shows what the empty days cost.
  • Owners, tenants and leases by hand: add them without a spreadsheet, record a move-out, and let a new lease take over on its start date.
  • Properties you no longer manage: archive a property when its owner leaves. Its history stays, and it can come back.

Owners and reports​

  • Owner communications: owner updates drafted by the AI and checked by your team, one-tap approval above the owner's limit, and several quotes the owner chooses between.
  • Monthly maintenance report: one e-mail on the 1st with a PDF. Requests, late jobs, repeat faults, spend, and the best and worst contractors.
  • Ask your portfolio anything: connect ChatGPT or Claude to your own portfolio and ask in plain words.
