PMFriend and PropertyMe: what each one covers

Agencies ask us: does this replace PropertyMe, and what does it do that we don't already have?

The short answer: you keep PropertyMe. It runs your trust accounting, rent, bills, owner statements and leasing, and PMFriend doesn't touch them. PMFriend sits beside it and runs the repair from the tenant's message to the tenant's own "fixed": tenants report on WhatsApp in their own language, tradies take the job on a link with no app, and owners approve in one tap. Compliance, inspections and owner updates sit around that. Much is in both, and the table shows what, then what else each one has.

How to read this page

PropertyMe's side, in the shared column and in its own, is how PropertyMe describes its product on its public pages, read on 5 November 2026, with links. PropertyMe ships often and plans change, so check with them. Something out of date? Tell support@pmfriend.com and we'll correct it.

Jobs

Repairs run as jobs with quotes (PropertyMe, PMFriend). Stuck jobs are chased, and owners who haven't answered are reminded (PMFriend). Jobs start from something ready-made: templates in PropertyMe, ready-made plans for the jobs that come round every year in PMFriend. Owners get a record of the repair: a PDF in PropertyMe, a summary when it's done in PMFriend.

Checklists on jobs, from Standard.

The job waits for the tenant's "fixed", and "not fixed" sends it back. Tenants report on WhatsApp, by e-mail or on a web form, with no app, and AI sorts each by kind and urgency and asks what's missing. Owners approve in one tap. Repeat faults and what each unit has cost are on its record.

Tradies

Messages to tradies, including to the ones whose quote wasn't chosen, and their insurance renewals tracked (PropertyMe, PropertyMe; PMFriend: quotes, insurance).

Bulk messages to suppliers, from Standard.

No app, no login. On their link they accept, book a time or decline, and send photos, their price and the certificate. Reminders chase them, and their record comes from tenants' answers and ratings. A warning when you pick someone whose insurance has lapsed, and the new certificate read for you to accept.

Inspections

Paperless inspections with photos, and the tenant takes part in the entry report (PropertyMe, PMFriend). Help planning the round: an itinerary on the Manage PM app in PropertyMe, suggested days by suburb in PMFriend.

360° photos, from Standard.

The AI writes the report for you to read, and compares move-out with move-in. Each state's notice rules are checked, entry notices go out, and the tenant is reminded the evening before. Findings become jobs, and the owner gets a copy.

Compliance

Smoke alarms, pool certificates and insurance renewals tracked, with jobs raised one at a time or in bulk (PropertyMe, PMFriend). Each state's rules: AiMe Comply answers questions on them in PropertyMe, on Advanced; PMFriend builds them into each property's register, for all 8 states and territories.

Same as in both.

Reminders before each check is due. Book many checks together: each tenant is told, with the notice of entry. Certificates are read for you to check, and the next check is dated from them.

Messages

One inbox for tenants' messages, chat included, and AI that drafts replies: Reply with AiMe in PropertyMe, on Advanced (PropertyMe, PMFriend).

SMS, bulk SMS, and chat with owners.

WhatsApp, in 16 languages. Tenants hear back in their own language, and you read them in yours. A person sends every AI draft. SMS stays in PropertyMe: in the Google reviews of 72 Australian agencies we read in October 2026, texts came up when nobody replied, never because an agency had no SMS.

Owners and tenants

Owners and tenants follow their repairs (PropertyMe, PMFriend).

Portals and apps for owners and tenants, with statements.

Links, not logins. The tenant has a tracking link. The owner has a one-tap approval link and a link to the inspection report. Owner updates are prepared for you.

Keys

A key register: which keys are out and who has them (PropertyMe, PMFriend).

Same as in both.

Every key, remote and card, with the date it's due back. A tradie's taps on their job link move it, and a late key comes up on your inbox.

Reports

Dashboards, live figures and reports for your portfolio (PropertyMe, PMFriend).

Rental statistics, and group reporting on Premier.

A maintenance report on the 1st, by e-mail with a PDF: what stands out, SLA breaches, repeat faults, spend, the best and worst contractors, and what's coming up.

AI assistants

Claude or ChatGPT, connected to your data (PropertyMe, PMFriend).

Gemini and Copilot too, on Advanced. Its FAQ says it's read-only.

Changes a person approves, with undo. On Growth; it reads jobs, compliance, contractors and spend.

Other systems

Integrations with the systems you already use, and an API: a marketplace of integrations and a public API in PropertyMe, with API Read Access on Advanced; 39 systems and a webhook and status API in PMFriend.

Same as in both.

39 systems: 11 accounting systems from Xero to QuickBooks, 12 helpdesks and CAFMs from ServiceNow to Zendesk, Dynamics 365, Teams, Power Automate, Zapier, Make and n8n, WhatsApp, Gmail and Outlook, Claude and ChatGPT. Your PropertyMe export imports as it is, and a newer export updates only what changed. No live sync with PropertyMe: repairs don't need its ledger, and tenants and leases stay current from a newer export or by hand.

Sign-in and access

Two-factor sign-in, access levels, an activity log, signing someone out at once, and unlimited users (PropertyMe, PMFriend).

Same as in both.

Google and Microsoft sign-in, and a read-only Viewer role.

What stays in PropertyMe

Trust accounting, MePay and rent collection, bank feeds and reconciliation, disbursements, owner statements, bills, lease renewals, listings and CRM. PMFriend can draft arrears and entry notices for your state from a paid-to date you give it, but the ledger stays in PropertyMe.

Where PMFriend helps most

Wherever repairs take up the week: tenants who write on WhatsApp or in another language, owners who are slow to approve, tradies who need chasing, and compliance checks across states. A small agency sees it too, and can find out at no cost on the free 60-day pilot.

What it gives back, and what it costs

  • What it gives back is your PMs' time. Our estimate is about 15 hours a week per PM across everything PMFriend does: about 10 from what the AI drafts (triage, inspection reports, owner updates and notices, where the time comes from), and the rest from chasing tradies, answering "any update?" and booking compliance checks. At $35 an hour that's about $2,275 of one PM's time a month, against $249 a month on Growth. It's an estimate, and the pilot measures yours.
  • Try it free first. The 60-day pilot costs nothing for up to 100 properties. On day one we write down your median repair time from your own records. If it hasn't dropped 30% by day 60, you owe nothing and leave with your data.
  • Two plans after that. Pilot, $79 a month for up to 100 properties: AI triage, tradie links, the tenant's report page, jobs that wait for the tenant's "fixed", and owner digests to copy and send. Growth, $0.95 a door a month (minimum $249), adds WhatsApp reports, one-tap owner approval, compliance, AI inspection reports, notices and the AI connector. Excluding GST, no minimum term. What each plan includes →
  • Your PropertyMe plan stays as it is. PMFriend needs no upgrade and no API access from it, and your PropertyMe export imports as it is.

Try it

Open the sandbox: a made-up agency with sample properties, tenants and tradies. Or open a tradie's job link, as your tradies would see it. No sign-up for either.

When you're ready, apply for the free 60-day pilot: your PropertyMe export imports in an afternoon. PMFriend sits beside PropertyTree, Console and REST the same way.

PropertyMe, Manage PM, AiMe, AiMe Connect, AiMe Comply and MePay are PropertyMe's names. PMFriend isn't connected with PropertyMe, and this page is PMFriend's own.
