Pilot — $79/month

The "easy yes" plan. Everything you need to feel the difference within 30 days, with the first 60 days free so there's nothing to budget for up front.

That's a conservative example. Some agencies see 20+ hours/week reclaimed per PM (especially with heavy inspection workloads). The break-even is week one — at $1,788/year, one PM saves more than that in their first 4 days of recovered time.

Larger agencies running 400+ doors fit Scale — same labour-saved math per PM, different plan. A 4-PM, 600-door agency on Scale ($399/month × 12 = $4,788/year) saves about $109,200/year — net $104,000+, still ~22× ROI.

What's not counted: compliance exposure avoided, owner retention from proactive digests, and tribunal cases newly winnable on Scale.

What PMFriend doesn't replace

PMFriend is the AI ops layer. You'll still need:

  • A trust accounting system (PropertyMe, PropertyTree, Console, REST) — your statutory record-keeping stays there. PMFriend doesn't try to do that.
  • A document management system if you have specific retention requirements PMFriend doesn't cover (we cover most, but not all).

The total tech stack cost is PMFriend + your existing PMS, not "PMFriend instead of your PMS". For a typical 2-PM / 200-door agency already on PropertyMe Standard (~$330/month), adding PMFriend Growth ($149/month) brings the combined stack to about $479/month — and that's the full value comparison: trust accounting + AI ops layer.

The 60-day Pilot trial

When you start on Pilot, you get 60 days free for up to 100 properties. No credit card up-front. After 60 days, if it's working, billing starts at $79/month. If it's not, you walk away — no fees, no "you signed a contract" surprises.

Why 60 days? It's the time it takes to:

  • Run a full quarterly inspection cycle
  • See at least one compliance reminder fire
  • Send fortnightly owner digests four times
  • Get genuinely past "demo data" and onto your real workflow

If your maintenance cycle time hasn't dropped 30% in 60 days, you don't pay for month two. We're confident enough to put that in writing.

Property limits — the soft-cap policy

The "up to N properties" numbers are guidelines, not hard cut-offs:

  • We don't lock you out at 101 properties on Pilot, or 201 on Growth.
  • If you cross 110% of your tier's cap for a sustained period, we'll send a friendly note suggesting an upgrade.
  • No retroactive billing. No overage fees. No surprises.

Most agencies upgrade naturally as they grow — Pilot gets you started; Growth is where most settle once compliance + inspection workflows become daily habits.

Cancelling + downgrading

Cancel any time with no questions asked. We export your full agency data to CSV within 7 business days.

Downgrade any time — email us, we move you down for the next billing cycle. Your historical data + AI-drafted reports stay accessible; only the upgrade-only features stop generating new output.

Getting an invoice

Invoices land monthly via email, GST included, payable by direct debit or card. We're set up for ABN-registered agencies — payable under your trust account or operating account, your choice.

Scale customers can negotiate annual billing terms during the sales conversation. We don't offer annual discounts on Pilot or Growth yet — keeping monthly billing only until churn data tells us what an annual commitment is worth on both sides.
