AI, honestly
Every message the AI writes for an owner, tenant, or contractor is reviewed by a property manager first. The only automatic messages are fixed templates with no AI text in them (acknowledgements, status updates, "reply 1 if fixed, 2 if not"). No hallucinated legal advice. If the AI flags an urgent issue, it's a suggestion — the dispatch only happens when a human hits the button.
The maths
One platform fee plus a per-unit fee, in Qatari riyals — never a percentage of your service charge. For a 2,500-unit operator that's roughly one coordinator's salary for the whole tenant-to-contractor loop. The reception time it gives back covers it; everything else — certificates that don't lapse, crews that don't come back, owners who stay — is margin.

Law No. 8 of 2026 amended the leasing law. Under the revised Article 22, a court will not admit a lease dispute unless an application was first submitted to the Rental Dispute Settlement Committee, and the Committee now has exclusive jurisdiction over all disputes arising from lease relationships — including categories that were previously exempt. Appeals go to the Court of Appeal alone.
The Committee handled 5,746 applications and disputes in 2025 and issued 4,325 decisions, most within about two weeks. That pace is the point: two weeks is not enough time to reconstruct a year of maintenance from WhatsApp threads and a technician's memory. The evidence has to already exist on the day the dispute starts.
